Strata & common areas · Perth

Strata cleaning owners can verify.

Evidence your council can table, not assurances.

A building's common areas get judged a hundred times a day — every tenant arriving, every client visiting, every delivery walking the lobby, riding the lift, using the shared amenities. When they slip, everyone notices and nobody's sure who to tell. Strata committees hear about it eventually, usually as a complaint.

We clean common areas the way we clean everything: to a written scope the strata manager can actually see, signed off every visit, audited by a supervisor. It turns the most complained-about contract in most buildings into the one nobody has to think about.

Scope of work

A common-area scope includes

  • Entry, lobby & foyer presented daily — glass, floors, surfaces
  • Lifts — panels, mirrors, tracks and floors detailed
  • Stairwells & fire stairs cleaned on a documented rotation
  • Shared washrooms & end-of-trip facilities sanitised and stocked
  • Bin rooms & waste areas managed and deodorised
  • Car park entries, lift lobbies and common corridors
  • Touchpoints — rails, buttons, door furniture — sanitised
  • A visit log the strata manager can verify at any time

For strata managers & committees

A contract you can actually verify.

Strata managers carry the complaints for cleaning they can't watch happen. That's the specific problem our system solves: every visit works to a written scope with sign-off, supervisors audit on rotation, and the record is available to you — so when a committee member asks, you have an answer that isn't 'I'll chase the cleaner'.

We service commercial and mixed-use buildings across Perth's inner suburbs, with insurance, WHS documentation and induction compliance ready for your records. If your current contractor is generating complaints, we're happy to quote at your next review — or walk the building with you and show you what a documented scope looks like.

For strata managers, the difference is what you can table: every visit’s signed checklist, photos and audit scores live in the building’s digital record, accessible online — evidence for owners, not assurances. And it’s the same team every time, people who learn the building and are paid properly enough to care about it.

Questions we get asked

Can you take over mid-contract?
That depends on your current agreement — but strata contracts come up for review regularly, and documented performance issues change the conversation. We're happy to quote and sit on file with your strata manager, ready for the review date.
How do committees check the work is done?
Every visit is signed off against the written scope, and supervisor audits run on rotation. That record is available to the strata manager — so verification is a report, not a walk-through with a torch.
Do you handle waste and bin rotations?
Yes — bin room cleaning, deodorising and presentation are scoped in, and bin rotation schedules can be included where the building needs it. Waste-contractor coordination is agreed as part of setup.
How do I know the work was actually done?
You’ll hold the proof three ways: every task is checked off in our digital system in real time — timestamped and signed as it’s completed; the finished work is photographed every clean and uploaded to your site’s digital record, accessible online any time you want to look; and supervisor audits are scored against your documented scope. If we can’t show you it was done, it wasn’t done.
